Your first month in Bulgaria — what it actually costs

The cost-of-living calculator covers your monthly spend. The first month is different: before you pay a single grocery bill, you hand over a lump sum that catches most newcomers out. This guide is the realistic version.

The big one: deposit + first rent

Bulgarian landlords expect first month's rent plus a one-month deposit up front — in cash or by transfer, before you get the keys. For a €600 flat that's €1,200 gone before you've slept there a night.

• The deposit is not held in a protected account — the landlord keeps it (see the renting guide). Photograph everything on move-in day.
• Some agencies add a letting fee (often 50%–100% of one month's rent). Factor it in if you use an agent.
• If you're sharing, the flat-share first month is usually just first month + a smaller shared deposit.

Furniture and settling

Most flats rent unfurnished or semi-furnished. Budget roughly a third of a month's rent for the essentials — a bed, a table, a fridge if it's missing, and the first supermarket run for basics (pots, linens, cleaning stuff). Facebook marketplace and the community listings board are the cheap source.

Registrations and admin

The paperwork stack is cheap but not free:

• НАП registration (ЕГН/ЛНЧ) — the forms are free; bring your documents.
• МВР address registration — small state fee.
• Bank account — most banks open accounts free, but a few charge a one-off or require a minimum balance; ask up front.
• Sim card, transport card, insurance — the small stuff that adds up to roughly €50–60 total.

The 15% buffer

Pad the whole first month by ~15%. Utility deposits, an unexpected "the boiler is broken" payment, a train ticket you forgot to budget — first-month surprises are the rule, not the exception. Our methodology recommends the same padding for the monthly calculator.

The honest summary

A single person renting a €600 flat with no agency should arrive with roughly €1,600–1,900 ready for month one — before groceries, transport, or fun. Coming with an agency flat in a pricier city? Add €500–800 to that.
